Hot water extraction priced per room or per item, with stain treatment included and a quick-dry finish. Sofas, mattresses and armchairs too, with pet-safe solutions — speak with us and we will give you a price.

Hot water extraction injects hot solution into the pile and pulls it straight back out with the dirt, which is why it lifts what a domestic machine leaves behind. The important part is the extraction: our machine takes out enough moisture that carpets are touch-dry in a few hours rather than damp overnight.
Stain treatment is part of the price, not an extra. We pre-treat the marks before the main pass — traffic lanes by the door, the patch under the dining table, the corner the cat has claimed. Some stains are permanent dye damage and will not come out; we will tell you which those are when we look, rather than after you have paid.
The same machine does upholstery. Sofas, armchairs, dining chairs, mattresses and headboards are priced per item, and pet-safe solutions are used throughout as standard.
Priced per room or per item, so a single sofa is a sensible booking.
A fixed written quote before you commit — no deposit, no hidden extras.
Priced per room or per item
Carpet and upholstery cleaning is priced per room and per item, because a hallway runner and a three-seater sofa are not the same job. Tell us the rooms and items and we will give you a figure on the spot — several rooms in one visit always works out cheaper per room.
Two things wreck carpets in London: the front door and the hallway. Street grit comes in on shoes, gets ground into the pile by the traffic lane between the door and the living room, and darkens the carpet in a strip that looks like wear but is usually just dirt. That strip is the most satisfying thing we clean.
The other regular is the checkout carpet. Letting agents look closely at carpets because they are expensive to replace, so a professional clean before your inventory appointment is one of the cheapest ways to protect a deposit. We cover all 32 boroughs and can do the carpets on the same visit as an end of tenancy clean.

Usually two to four hours to touch-dry, longer for thick wool or a room with no airflow. Our machine extracts most of the moisture on the final pass, so you are not walking on a wet carpet. Open a window and it dries faster.
Most, but not all. Spills, traffic dirt, pet accidents and general greying usually lift well. Bleach marks, dye transfer from a rug backing and some old red wine are permanent damage to the fibre rather than dirt sitting on it. We will tell you which is which before we start.
Yes. We use pet-safe and child-safe solutions as standard, and the extraction removes the product along with the dirt rather than leaving residue in the pile.
Yes, with the same machine. Sofas, armchairs, dining chairs, mattresses and headboards are priced per item. A sofa plus two rooms of carpet in one visit costs less than booking them separately.
Yes, and as late as you can. Carpets are expensive for a landlord to replace, so agents inspect them closely. Book the carpet clean with your end of tenancy clean and the carpets are done last, after the property is empty.
