Removals Questions

House removals are £80/hour with a two-hour minimum, for the movers and a Luton van. A typical 1-bedroom flat move within London takes three to four hours, so around £240–£320; a 2-bedroom house is usually five to seven hours. Man & van is £65/hour with the same two-hour minimum, and single-item transfers are quoted as a fixed fee instead. Students get a discount on man & van, single-room and single-item bookings with a valid student ID. Fuel and the congestion charge are inside the rate, and we will estimate your hours in writing before you book — or fix the whole job at one price if you prefer.

Stairs are not automatically charged, but they may be, subject to other factors — how many flights, how far the carry is, the size and weight of the items and whether there is a working lift. If access is likely to affect the price we tell you before we start, not afterwards. Fuel, mileage within London, the congestion charge and ULEZ are always inside the rate. Parking is the responsibility of the client: securing a legal, usable space or a suspension at the loading and unloading addresses is yours to arrange, and any tickets or PCNs issued are yours to settle, as set out in our Terms of Service. If you ask us to arrange a suspension we will, and we pass on the council's cost with nothing added.

Absolutely fine. We offer flexible scheduling including Saturdays, Sundays, and evening slots. Weekend moves are charged at the same rate as weekday moves — we don't believe in penalising you for moving when it's convenient.

Yes. We carry comprehensive Goods in Transit insurance up to £50,000, and your goods are insured in our vans where we have not advised that an item needs packing. Before we lift anything, the crew on site look at what is being presented for bare transport. Where the most expensive, fragile or sentimental items would be at real risk unwrapped, we will offer to pack them properly for a small extra cost — that is the advice that actually prevents damage, rather than a sales add-on. The final decision is always yours. If you decline our expert advice and ask us to carry an item bare anyway, we will do it, but we require a written confirmation by text, and that item travels uninsured. Everything else on the job stays fully covered as normal. Blankets, straps and protective covers are used as standard throughout.

For the best availability, we recommend booking 2–3 weeks ahead, especially for end-of-month dates which fill up quickly. However, we often accommodate last-minute moves within 24–48 hours if we have availability, so it's always worth calling.

Yes. If you book our packing service, we bring all materials — boxes, tape, bubble wrap, and packing paper — at no extra cost. If you're packing yourself, we can supply boxes and materials for a small charge, or recommend where to buy them. On the day, if the crew think a valuable, fragile or sentimental item should not travel bare, they will say so and offer to pack it for a small extra cost. You are free to decline; we will simply ask for a written confirmation by text, and that item travels uninsured.

Yes, this is included in our standard house and office removal quotes. We dismantle beds, wardrobes, desks, and shelving units at your old property and reassemble them at your new home. We bring our own tools.

Cleaning Questions

Our end of tenancy clean covers every room from top to bottom. Kitchen: oven (inside and out), hob, extractor fan, cupboards (inside and out), worktops, sink, and tiles. Bathrooms: toilet, bath, shower, tiles, grout, mirrors, and limescale removal. All rooms: skirting boards, doors, light switches, sockets, window sills, and floors. We also clean inside windows. Optional add-ons include carpet cleaning and external window cleaning.

We offer a deposit-back guarantee on all end of tenancy cleans. If your letting agent or landlord is not satisfied with any aspect of the clean, we will return and re-clean the specific areas free of charge. We're confident in our work, but we stand by it fully.

Typically 3–6 hours depending on property size and condition. A studio flat takes around 3 hours, a 1-bedroom around 4 hours, and a 3-bedroom house can take 5–7 hours. We send enough cleaners to complete the job in a single visit.

No, you don't need to be there. Many customers give us access and collect keys later, or arrange for the agent to meet us. We just need clear instructions on access (key safe code, concierge, etc.) and your contact number in case we have questions.

We use professional-grade, eco-friendly cleaning products that are effective yet safe for pets and children. For oven cleaning, we use non-caustic, fume-free solutions. For carpet cleaning, we use hot water extraction with biodegradable detergents. If you have specific product preferences or allergies, just let us know.

Typically 2–4 hours with our hot water extraction system. We use powerful extraction equipment that removes most of the moisture. Ventilation and heating speed up drying time. We recommend scheduling carpet cleans for mornings so carpets are dry by evening.

Absolutely — and you'll save money too. Our bundle discount applies when you book removals + cleaning together. We can clean your old property after you move out, or your new property before you move in. Many customers book the clean for the day after the move for maximum convenience.

General Questions

All 32 London boroughs plus the City of London, from Camden, Westminster and Hackney to Croydon, Bromley, Enfield and Kingston upon Thames. If you're unsure whether we cover your area, just give us a call or send a message — we probably do.

We accept bank transfer, cash, and card payments. For removals, we typically take a small deposit to secure your booking, with the balance due on completion. For cleaning, payment is usually due on the day of service. Invoices are provided for all business customers.

We understand plans change. Cancellations made more than 48 hours before your booking receive a full deposit refund. Cancellations within 24–48 hours receive a 50% refund. Same-day cancellations forfeit the deposit, but we always try to reschedule rather than cancel where possible.

Yes. We run a student move discount on man & van bookings, single-room moves and single-item transfers — the jobs students actually need at the end of term or when moving into a house share. Tick the student box on the quote form and we will show the discount in your written quote, then simply bring a valid student ID (university card, TOTUM or NUS) on the day and we will apply it to your invoice. It cannot be combined with other promotional offers.

Yes. Man & van is booked in a minimum block of two hours at £65/hour, and house removals in a minimum block of two hours at £80/hour. If you only need one item moved — a sofa, bed, fridge, washing machine, wardrobe or a marketplace pickup — we quote a fixed fee for the single-item transfer instead, so the two-hour minimum does not apply. Regular cleaning is a two-hour minimum at £20/hour, and deep cleaning a four-hour minimum at the same rate. End of tenancy cleans (from £180) and office relocations are quoted as a fixed job price rather than by the hour.
